Outdoor Surface Restoration in Malaga: Bring Tired Concrete Back to Life

We clean, repair and recolour the driveways, terraces and car parks you already have across Malaga province, with no demolition and quotes from your photos.

Outdoor surface restoration means keeping the concrete or paving you already have and making it look cared for again: a deep clean, repairs to the small defects, and two coats of synthetic resin paint. Nothing is broken up, no skip arrives, and the shape of your driveway, terrace or car park stays exactly as it is. We work across Malaga province from our office in Marbella, and we quote from your photos.

What does outdoor surface restoration in Malaga actually involve?

It involves four things done in a fixed order: cleaning, repairing, edging and recolouring. First the surface is pressure washed so that dirt, algae and loose material come away. Then the small defects are dealt with, the edges are cut in by brush, and finally two coats of synthetic resin paint go down to give one even, deep colour.

The important word is existing. We do not lay new concrete, we do not lift pavers and we do not rebuild anything. The surface you have keeps its levels, its falls towards the drains and its pattern, whether that is stamped stone, brick or cobble.

That is why a restoration is so much quieter than a replacement. There is no breaker, no rubble and no lorry backing up your drive. For an owner on the Costa del Sol, that difference can matter as much as the look of the finished floor.

Surfaces we restore1Driveway2Garage & ramp3Patio4Terrace5Pool surround6Parking areaSurfaces we restore

We work on three kinds of exterior surface:

  • Plain concrete: driveways, paths, yards and open parking areas poured as a flat slab.
  • Stamped concrete (hormigón impreso): the patterned finish found on so many villa drives, carports and pool surrounds.
  • Block paving (adoquín): interlocking pavers on paths, terraces and entrances.

Why do driveways and patios on the coast look so tired?

Mostly because of sun, water, tyres and time working on the top layer. The colour of stamped concrete and painted paving sits at the surface, so it is the first thing to go: it turns chalky, patchy and pale, while the slab underneath may still be perfectly sound.

Add the black streaks of algae in shady corners, oil drips where cars stand, tyre marks on the turning point and the hairline cracks that open as concrete moves with the seasons, and a driveway that once looked smart starts to make the whole property look neglected.

The good news is that most of this damage is cosmetic. Our guide to common defects and their causes explains which signs are only skin deep and which ones point to something more serious underneath.

Should you clean, restore or replace your driveway or patio?

Most tired surfaces on the coast need restoring rather than replacing. If the slab is level, firm underfoot and the cracks are fine surface cracks, the concrete underneath is doing its job; what has failed is the colour and the finish. That is exactly what a restoration renews.

Cleaning alone is enough when the colour is still there and only hidden under grime. Replacement is the honest answer when the ground has moved, when slabs rock or have sunk, or when large areas are broken through. Paint does not hold up a surface that the ground beneath is no longer supporting.

Clean, repair or replace?Solid base, no sinking?YesNoOnly dirt?Ask an engineer: paint does notfix the groundYesNoCleaningRepair + 2 coats

We walk you through that choice on our clean, restore or replace page, and the decision tree guide sets out the questions one by one. If your answer turns out to be replacement, we will tell you so, because that is work we do not carry out.

Painting a cracked surface does not cure subsidence. If the ground is moving, that has to be solved first by the right specialist.

What does a restored driveway look like when it is finished?

It looks like one surface again instead of a patchwork. Our reference job is a villa in Marbella: a grey, stone-pattern stamped concrete driveway, a parking area under a reed-roofed pergola and the apron in front of the garage. Before we started, it was faded, dull and cracked.

We washed it, filled the cracks, cut in the edges along the walls and posts by hand, and laid the first strips of colour. The result was a dark, glossy, even finish running all the way from the gate up to the carport, with the stamped pattern still clearly readable.

Who do we restore outdoor surfaces for, and where in Malaga province?

We work for three kinds of client, and each has its own page because each has its own priorities.

  • Villa owners and holiday landlords: terraces, drives, carports and pool surrounds that need to look their best before guests or buyers arrive. See villa terrace refresh.
  • Communities of owners: shared driveways, access ramps, open parking and paths, where the administrador and the Junta need clear paperwork. See communal surfaces.
  • Businesses: restaurant terraces, office car parks and forecourts where customers form a first impression. See commercial surfaces.

A large share of the owners we hear from do not live here all year. They spot the problem on a short visit, or a property manager sends them a photo of a grey, stained drive. Our process is built so that you can arrange the whole thing from wherever you are.

If you simply want to know what a restoration without building work involves, start with our patio refresh service page.

We work across the whole of Malaga province from our base in Marbella, on the Avenida Antonio Belón. That covers the coastal towns, the city of Malaga and its districts, and the inland villages where many villas sit on hillsides with long drives.

Because quotes start from photos, distance does not hold the first step back. Look up your town on our areas page, or send your photos straight from the contact page and we will take it from there.

How does the restoration process work, step by step?

It starts with a photo and ends with a uniform, freshly coloured surface. In between, the order never changes, because each step depends on the one before it.

  1. Photo and measurements: you send pictures and the approximate square metres through the form or WhatsApp.
  2. Assessment: we look at the condition, the defects and the access, and agree the scope with you.
  3. Pressure cleaning: dirt, algae and loose material are washed off so that the coating has something sound to grip.
  4. Repairs: cracks, small potholes, spalled patches, joints and broken edges are dealt with.
  5. Cutting in: the perimeter along walls, posts, steps and planters is painted by brush.
  6. Two coats of colour: synthetic resin paint is applied in two coats for an even, deep finish.

Drying and the time before you can walk or drive on the surface depend on the product and the weather, so we go by the product data sheet and confirm it with you on the day.

What can a restoration not fix, and what do we not do?

A restoration renews the face of a surface; it cannot repair the ground below it. Sunken areas, slabs that rock, wide cracks that keep opening and damage caused by tree roots all point to a problem underneath, and a coat of colour will not change that.

We are also clear about the jobs outside our service. We do not take them on, and we would rather say so in the first message than waste your time:

  • Painting parking lines or numbering spaces.
  • Industrial warehouse floors.
  • Interior floors of any kind.
  • Laying new concrete or new paving.
  • Structural surveys or engineering design.

For a fuller picture of the limits, read what restoration fixes and what it does not. If the cracks are your main worry, our sister site on concrete crack repair goes into them in more depth.

What decides the price of a concrete restoration on the Costa del Sol?

Three factors decide it: the size of the area, its condition and how easy it is to reach. A large, open driveway in reasonable shape is a different job from a small terrace hemmed in by planters, steps and pillars, where much of the time goes into careful edging.

What affects the quote1m²2Surface condition3Cracks to repair4Cleaning needed5Access6Community / timingWhat affects the quote
  • Square metres: the main measure of the work.
  • Condition: how much cleaning and how many repairs are needed before any colour goes down.
  • Access: stairs, narrow gates, slopes and the amount of hand-edging around obstacles.

We do not publish prices on this site. Our price per square metre page explains the indicative rate and what it covers, and the cost factors guide shows how each factor changes a quote.

Do you need permission to restore an outdoor surface in Spain?

It depends on the municipality and the zone, so the safe answer is to check with your ayuntamiento before work starts. In the city of Malaga, the municipal tax ordinance lists repairs and coatings of exterior slabs in gardens, pools or common areas as a minor work, which generally goes through a declaración responsable; protected areas may need a licence.

For Marbella, Estepona, Mijas and the other coastal towns we have not verified the procedure (to be verified), so we always ask owners to confirm it with their own town hall. Our permissions guide sets out what is and is not confirmed, with the official sources.

Frequently asked questions

What is outdoor surface restoration?

It is the renewal of an existing exterior surface without replacing it. We pressure clean the concrete or paving, repair small defects such as cracks, small potholes and chipped edges, cut in the perimeter by brush and apply two coats of synthetic resin paint. The pattern, levels and drainage falls stay as they are, and there is no demolition.

Which surfaces do you work on?

We work on existing outdoor surfaces made of plain concrete, stamped concrete (hormigón impreso) and block paving (adoquín). Typical areas are driveways, carports, garage aprons, terraces, paths, pool surrounds, communal access roads and open parking areas. We do not work on interior floors or industrial warehouse floors.

Can I arrange the whole job while I am living abroad?

Yes. You send photos and the approximate square metres through the form or WhatsApp, we agree the scope with you in English, and access can be arranged with your property manager, key holder or neighbour. Photos of the stages can be sent to you so that you can see the progress without being on site.

Do you communicate in English?

Yes. Quotes, questions and updates can all be handled in English, by email or WhatsApp. If your property manager or community administrador prefers Spanish, we can deal with them in Spanish as well, so that everyone involved has the same information in the language they are most comfortable with.

How do I get a quote?

Send us a few clear photos of the whole area plus close-ups of any cracks or damage, and the approximate square metres. The form on the contact page or a WhatsApp message to 613 656 443 both work. The quote depends on size, condition and access, which is why photos are the starting point.

Do you publish your prices?

Not on this site. The indicative rate per square metre, and what it includes, is explained on our dedicated price site. The final figure for your job depends on the square metres, the condition of the surface and how easy it is to reach, so we confirm it after seeing your photos.

Will the stamped pattern still be visible after painting?

On the Marbella reference job, the stone pattern of the stamped concrete was still clearly readable after two coats of colour. The coating follows the texture of the surface rather than filling it in. If your pattern is already badly worn, the photos will show us that and we will tell you what to expect.

How long does the finish last?

We do not give a lifespan, because it depends on the product, the use the surface gets, the sun exposure and how it is maintained. The durability figures we go by are those in the product data sheet, and we share them with you. Anyone promising a fixed number without seeing your surface is guessing.

When can I walk or drive on the restored surface?

That depends on the product and the weather on the day, so we follow the drying and curing times in the product data sheet (to be verified for your job). We confirm the times with you before we start, so that you or your property manager can plan around them, particularly if the driveway is the only access.

Can you fix cracks before painting?

Yes, crack repair is part of every restoration. Fine surface cracks are opened, cleaned and filled before any colour is applied. Wide cracks that keep growing, or cracks with one side higher than the other, usually indicate ground movement; painting will not fix that, and we will say so.

What if my driveway has sunk in places?

Then it needs more than a restoration. Sinking means the ground underneath has moved or been washed out, and a coating cannot support a surface from below. The cause has to be investigated and solved first. Structural assessment and rebuilding are not part of our service, so we will tell you honestly.

Is restoring cheaper than replacing?

Restoring avoids demolition, rubble removal and new concrete, which are the heavy items in a replacement. We do not quote replacement work, so we cannot compare figures for your case, but our price site explains what a restoration includes so that you can set it against any replacement quote you receive.

Do you paint parking lines or number the spaces?

No. Line marking and space numbering are not part of our service. We restore the surface itself: cleaning, repairs and two coats of colour. If your community or business also needs lines, that has to be arranged separately with a company that offers it.

Do you lay new concrete or new paving?

No. We only work on surfaces that already exist and are worth keeping. If your assessment points towards replacement, we will tell you plainly, so that you can look for a contractor who builds new surfaces instead of paying for a restoration that would not solve the problem.

Do you work for communities of owners?

Yes. Shared driveways, access ramps, open parking areas, paths and pool surrounds are typical communal jobs. We provide the quote and a clear description of the work for the administrador, so that the Junta has what it needs to decide. How costs are shared is a matter for the community under the Ley de Propiedad Horizontal.

Do you work on holiday rental villas?

Yes, and the timing is usually the main concern. A restored terrace, drive or pool surround makes the photos and the arrival better for guests. Tell us when the property is free between bookings and we will plan the work around those dates as far as the weather allows.

Do I need a permit for this work?

It depends on the municipality and the zone. In the city of Malaga, repairs and coatings of exterior slabs in gardens, pools or common areas are listed as minor works, generally via declaración responsable. For other towns the procedure is to be verified, so please confirm with your ayuntamiento before work starts.

What happens to the wash water and waste?

There is no demolition rubble, because nothing is broken up. The pressure washing produces dirty water and loose material, and paint residues must not go into the sewer: the city of Malaga's sanitation regulation bans discharging paints, pigments and solvents that cannot be removed by normal treatment. We handle residues with that in mind.

Which colours can I choose?

You can go for a darker tone than the faded original, as on our Marbella job, where the result was a deep, glossy, even finish. The exact colour range depends on the product. Tell us what you have in mind and send photos of the house, and we will discuss what suits the surface.

Where are you based, and which areas do you cover?

Our office is at Avenida Antonio Belón 3, 29602 Marbella. We work across the whole of Malaga province, including the coastal towns, the city of Malaga and the inland villages. Send your photos and your town, and we will confirm whether we can take the job on.
