Who Outdoor Concrete Restoration Is For, and Who It Is Not For

Who is this for? ·

Restoration is for owners whose outdoor surfaces are structurally sound but look tired, and who want a visible renewal without demolition. It is not for surfaces that are moving or broken up, for anyone who needs line marking, interior floors or new paving, or for owners expecting a coating to fix what lies beneath.

Is restoration right for villa owners?

Very often, yes. Villas tend to have several hard surfaces, drive, carport, terraces, paths and pool surround, that fade and stain at different rates. Restoring them together gives one consistent colour and makes the outside of the house look cared for.

It suits owners who are not here all year particularly well, because it can be arranged from photos and carried out with access through a key holder. Our villa terrace refresh page describes how.

Is it right for holiday landlords?

It is when the surfaces are sound and the timing works. A restored terrace or pool surround improves listing photos and arrivals, and the work fits into a gap between bookings if the dates allow for the drying times in the product data sheet.

It is less suited to a property that has no free window at all in the season you have in mind. In that case, plan it for the quieter months.

There is also a practical bonus for landlords: no skip, no rubble and no heavy machinery on the drive, so neighbours in a residential street or urbanisation are spared the kind of building site that tends to generate complaints.

Is it right for communities of owners?

Yes, for shared driveways, open-air parking, access ramps, paths and pool surrounds with a stable base. Restoration avoids the disruption of a rebuild for residents, and large areas can be phased.

Communities need to follow the Ley de Propiedad Horizontal for the decision and the cost-sharing. Our communal surfaces page explains how that works and what the administrador receives from us.

Is it right for businesses?

Yes, for office car parks, restaurant terraces, forecourts and business driveways where first impressions matter and closing for a rebuild is not an option. The work can be split into sections around opening hours.

It is not right for businesses that need line marking or bay numbering from the same contractor, or for warehouse floors. Our commercial surfaces page sets out what is and is not included.

Who should skip restoration?

Anyone whose surface has a structural problem. If areas have sunk, slabs rock, cracks are stepped or growing, roots are lifting the paving or water now pools where it used to drain, a coating will not help, and the cause must be dealt with first.

Restoring a moving surface is the one decision we actively talk owners out of. The colour will not hold the ground still.

It is also the wrong choice if you want to change the layout, levels or shape of the area. Restoration keeps those exactly as they are.

What will we turn down?

  • Line marking and numbering of parking spaces.
  • Industrial warehouse floors.
  • Interior floors of any kind.
  • New concrete, stamped concrete or paving.
  • Structural surveys and design.

We say this upfront because it saves everyone time, and because an honest no is more useful to you than a job that does not solve your problem.

What if you are somewhere in between?

It is not always clear which group a surface belongs to. A drive can be faded and lightly cracked over most of its length, with one corner by the gate that has dropped. Treating the whole thing as a restoration job would ignore the corner; treating it as a replacement job would throw away a sound surface.

Many surfaces are mostly sound with one problem area. The answer may be to fix that area first, by a contractor who builds, and then restore the whole surface. Our decision tree guide helps you work out where you stand, and the contractor checklist helps you choose whoever does the work.

Frequently asked questions

Who benefits most from concrete restoration?

Owners with structurally sound surfaces that look faded, stained or lightly cracked, who want a visible change without demolition. That includes villa owners, holiday landlords, communities of owners and businesses with car parks or terraces across Malaga province. What they share is a sound base and a wish to avoid demolition.

Is restoration suitable for a second home I rarely visit?

Yes. It can be arranged entirely from photos and messages in English, with access through a key holder or manager, and you can follow the stages through photos. That makes it well suited to owners who are not here for much of the year.

Is restoration suitable for a pool surround?

If the surround is concrete, stamped concrete or paving with a sound base, yes. Slip behaviour depends on the product and finish, so we discuss it with the product data sheet in hand rather than make general claims. Mention the pool when you send photos, so that we can take it into account.

When should I not restore my driveway?

When it is moving: sinking areas, rocking slabs, stepped or widening cracks, root damage or new puddles. In those cases the cause has to be resolved first, and a coating would only hide the symptom for a while. Once the base is stable again, restoration can be reconsidered.

Can a business car park be restored without closing?

Often, yes, by working in sections so that part stays usable. Each section reopens once the product data sheet allows. Line marking is not included and has to be arranged separately. Send your opening hours with the photos so that we can propose a sensible sequence.

Is restoration suitable for an underground garage?

We do not work on interior floors. If your garage is enclosed or underground, send photos first and we will tell you honestly whether it is something we take on. Open-air ramps and parking areas are within our service.

Is restoration right if I want a different layout?

No. Restoration keeps the existing shape, levels and pattern. If you want to change the layout, widen the drive or alter levels, that is new construction by a contractor who builds surfaces. If you are happy with the layout and only the look bothers you, restoration fits well.

Can communities restore only part of their shared areas?

Yes. Some communities restore the most visible or most worn areas first. Phasing keeps access for residents. The Junta decides how costs are shared, in line with the Ley de Propiedad Horizontal. Choosing natural breaks between phases helps the colour look consistent across the whole site.

Will you tell me if restoration is not for me?

Yes. If your photos show structural problems or the job falls outside our service, we will tell you plainly and explain why, so that you can look for the right specialist. An honest no now saves you money and disappointment later.

What is the quickest way to find out if I am a good fit?

Send photos of the whole area, close-ups of any damage and the approximate square metres by form or WhatsApp. We will reply with an honest view and, if restoration fits, a quote. You can write in English, and someone local can take the photos if you are away.
