The Cost Factors Behind a Driveway or Patio Restoration Quote

Three factors shape almost every restoration quote: how many square metres there are, what condition they are in and how easy they are to reach and edge. VAT is then added according to the rules that apply to your case. This guide explains each factor without quoting figures; for the indicative rate per square metre, see our price site.

Why do restoration quotes differ so much between properties?

Because two surfaces of the same size can involve very different amounts of work. A wide, open driveway in fair condition is mostly straightforward washing and rolling. A terrace of the same area, wrapped around planters, pillars and steps, with cracks and spalled corners, needs far more preparation and brushwork.

That is why we quote from photos rather than from square metres alone. The pictures show the factors that a number cannot.

How do square metres affect the quote?

They are the base measure. The cleaning, the coating and the materials all scale with area, so an accurate measurement is the first thing we need.

To measure, split the surface into rectangles, multiply length by width for each and add them together. Leave out anything that will not be treated, such as a lawn strip or a section you want left as it is. A rough figure is fine for a first quote; we confirm it during assessment.

How does the condition of the surface change the price?

Condition decides how much work happens before any colour goes down. Every restoration includes cleaning and repairs, but a surface with a few hairline cracks and some grime needs less than one with algae in every joint, spalled edges, small potholes and peeling old paint.

Condition factorWhy it adds work
Heavy algae, moss or grimeLonger, more thorough pressure cleaning
Many cracksEach one is opened, cleaned and filled
Spalling and small potholesLoose material removed, areas made good
Broken edgesRebuilt locally before edging
Old peeling coatingLoose paint removed before recoating
Deep oil stainsExtra attention during cleaning

Our defects guide explains each of these problems and their causes.

Why do access and edging matter so much?

Because they turn fast work into slow work. Rolling colour across an open drive is efficient; cutting in by brush along walls, posts, steps, planters, drains and pool edges is careful handwork, and it takes time for every metre of edge.

  • Stairs and levels: equipment and materials have to be carried.
  • Narrow gates: limit what can be brought close to the work.
  • Slopes: hillside drives need more care during cleaning and coating.
  • Obstacles: pergola posts, columns and planters add edging.
  • Sections: working in phases for a business or community adds coordination.

How does VAT apply to a restoration?

Spain has a general VAT rate and a reduced rate for renovation and repair of dwellings. The reduced rate applies when the client is a private individual using the home privately (the tax authority extends this to communities of owners), the dwelling was completed or last renovated at least two years before the work begins, and the materials supplied stay within a set limit of the taxable base.

If those conditions are not met, for example because the client is a business, the general rate applies. Whether the reduced rate covers annexes such as garages, patios and access areas has not been verified (to be verified).

Real Decreto-ley 29/2026 would extend the reduced rate to homes let as permanent residences and add a bank-payment requirement from December 2026, but its ratification was still pending when this guide was written. Check the current position before you pay.

Our price site has a dedicated page on how VAT fits into a restoration quote.

What is included in a restoration quote?

Every restoration we quote includes the same core work: pressure cleaning, repair of cracks and small defects, cutting in the edges and two coats of synthetic resin paint. The quote states the area and describes each step.

It does not include work outside our service, such as line marking, structural repairs or new paving. If your project needs any of those, they have to be quoted separately by the right company.

How do the factors play out for villas, communities and businesses?

For a villa, the long drive is often efficient while the terraces and pool surround carry most of the edging. Our villa terrace refresh page covers how we plan those jobs around rentals and absences.

For a community or business, the area is often larger and simpler, but phasing so that residents or customers keep access adds coordination. Our commercial surfaces page explains how that works for car parks and terraces.

How can you get an accurate quote quickly?

Send wide photos of the whole area, close-ups of any damage, pictures of the edges and obstacles, and the approximate square metres. Mention stairs, narrow gates or slopes. With that, we can price the factors that matter rather than guess.

Frequently asked questions

What is the main factor in the cost of a driveway restoration?

The area in square metres is the base measure, because cleaning, coating and materials scale with it. Condition and access then adjust the effort per metre. Two drives of the same size can differ considerably if one is open and sound and the other is cracked and full of obstacles.

Why does my small terrace cost more per metre than a big driveway?

Small terraces usually have more edges and obstacles relative to their area: walls, steps, planters and pillars that must be cut in by brush. That handwork takes time regardless of the size of the open surface, so it weighs more heavily per square metre.

Do you publish your prices?

The indicative rate per square metre and what it includes are explained on our dedicated price site, presupuestopintarsuelo.eu. On this site we explain the factors instead. Your own quote is based on photos and square metres. That keeps this site focused on helping you decide what your surface needs.

Is cleaning included or extra?

Cleaning is part of every restoration we quote, because coating a dirty surface would compromise the result. The amount of cleaning varies with condition, which is one reason quotes differ between properties. Heavy algae or deep grime simply means more time spent on that first step.

Is crack repair included?

Repairing cracks and small defects is part of every restoration. What changes the effort is how many there are and how extensive. Structural problems, such as active cracks from ground movement, are outside our service and need a specialist first.

Does the colour I choose affect the price?

We do not have verified information to say that it does in general. The work is the same for any colour: cleaning, repairs, edging and two coats. If a specific colour choice would change anything for your job, we will tell you when we quote.

Which VAT rate applies to my restoration?

It depends on the conditions. The reduced rate for renovation of dwellings applies to private individuals using the home privately and to communities, if the dwelling is old enough and materials stay within the limit. Businesses pay the general rate. Annexes such as garages are to be verified.

Will the new VAT decree change my quote?

Real Decreto-ley 29/2026 would add a bank-payment requirement and extend the reduced rate to homes let as permanent residences from December 2026, but its ratification was pending when we wrote this. Check the current position with an adviser.

Does access to the property change the quote?

Yes. Stairs, narrow gates, slopes and long carries all add time. So do gated urbanisations with access rules, if they limit working hours. Mention any of these when you send photos, and they will be reflected in the quote. Telling us early avoids surprises once the job is booked.

How do I measure square metres for a quote?

Divide the surface into rectangles, multiply length by width for each and add the results. Leave out areas you do not want treated. A rough figure is fine for a first quote; we confirm the area during assessment. Photos of the area alongside the figure help us check it.
