What Can Go Wrong With a Driveway Restoration (and How to Prevent It)
Most failed restorations trace back to one of four things: poor preparation, painting over movement, using the surface too soon or applying the coating in the wrong conditions. Each one is avoidable, and knowing them helps you judge whether a contractor is doing the job properly, even if you are watching from another country.
Send us a photo and the m²Why does a new coating peel or flake?
Almost always because of what is underneath it. A coating bonds to the surface it is applied to, and if that surface is dirty, greasy, covered in algae, crumbling or carrying old loose paint, the new colour is sitting on something that will let go.
This is why pressure cleaning and removal of loose material come before anything else in our process, and why we never shorten them to save time. A thorough wash is not a nice extra; it is what the rest of the job depends on.

Why do cracks come back through the new colour?
Because the movement that caused them never stopped. Fine cracks in a stable slab are filled during the repair stage and stay hidden under the coating. Cracks caused by settlement, washout or roots keep moving, and they will open again whatever is put on top.
Our page on clean, restore or replace explains how to spot active cracks before you commit.
What happens if you drive on it too soon?
You can leave marks or damage the finish. Every coating has drying and curing times set out in its product data sheet, and they vary with temperature and humidity. Driving or placing furniture before those times have passed is one of the commonest causes of a spoiled result.
For absentee owners, the risk is often someone else: a gardener’s van, a cleaner’s car or an early guest. Make sure everyone with access knows when the surface can be used again. We confirm the timing with you, or with whoever is on site.
Can the weather ruin the job?
It can, which is why application follows the conditions in the product data sheet rather than a fixed calendar. Rain on fresh colour, damp in the surface and extremes of heat can all affect how the coating behaves.
A good schedule has room to move. If rain is forecast, postponing a day is better than rushing the second coat. When planning around rentals, allow some margin in the window you give us.
What about messy edges on walls and posts?
Messy edges come from rolling too close to walls, steps and posts instead of cutting in by brush. Colour on render, smudges on pillars and uneven lines along kerbs spoil the look of an otherwise good job.
On our Marbella reference job, the perimeter along the carport posts and walls was cut in by hand before the rest of the floor was coated, which is what gives a finished surface its crisp outline.

Why are some owners disappointed even when the job is done right?
Because of expectations nobody discussed. Deep oil stains can leave a shadow even after cleaning.
A stamped pattern that was already worn flat stays flat under new colour. A restoration renews a surface; it does not turn it into a new one.
We point these things out from your photos before any work begins. That conversation is part of our patio refresh service, and it prevents surprises.
What can go wrong when you are not there?
Mostly practical things: furniture not moved, a car left on the drive, the gate code changed or a neighbour unaware of the work. None of them are technical, but each can delay or complicate the day.
Agree in advance who will clear the area, who holds keys and who needs to be told about the drying times. Our villa terrace refresh page and the article on what working with us is like cover remote arrangements.
How can you tell the job was done properly?
Ask for photos of each stage: the clean surface, the repaired cracks, the cut-in edges and the coats. A properly prepared surface looks clean and sound before any colour, and the final finish should be even, with crisp lines along walls and posts.
Frequently asked questions
Why is my newly painted driveway peeling?
Peeling usually goes back to preparation: dirt, algae, grease, damp or loose old paint left under the new coating. It can also follow from a product unsuited to traffic surfaces. The cause has to be identified and the loose material removed before any recoat.
Will cracks reappear after restoration?
Fine cracks in a stable slab are filled and coated, and should stay covered. Cracks caused by ongoing movement will reopen, because the movement continues. That is why stepped or widening cracks must be assessed before restoration. Fixing the cause first is the only way to keep a crack from returning through new colour.
How soon can I drive on a restored driveway?
Only once the drying and curing times in the product data sheet have passed, which depend on temperature and humidity. We confirm the timing with you before the work. Make sure anyone with access knows, including gardeners, cleaners and guests.
What if it rains during the work?
Application follows the conditions in the product data sheet. If rain is forecast or the surface is damp, the work is rescheduled rather than rushed. A flexible window, especially around rentals, gives the best result. We keep you, or whoever has access, informed if the dates need to move.
Can tyres mark a new coating?
Using the surface before the data sheet allows can leave marks. How a cured coating behaves under tyres depends on the product. If your drive carries heavy vehicles or tight turns, mention it, so that it is considered when planning.
Will oil stains show through?
Surface oil often lifts during cleaning, but oil soaked deep into concrete can leave a shadow. The coating evens out the appearance, yet some marks may remain faintly visible. We tell you from photos which stains are likely to persist.
Why do the edges of some painted driveways look messy?
Usually because the colour was rolled up to walls, posts and kerbs instead of being cut in by brush. Cutting in is slower handwork but gives crisp, clean lines. It is a standard step in our process. On our Marbella job, the edges by the pergola posts and walls were all done this way.
Can a worn stamped pattern be brought back?
The coating follows the existing texture, so a clear pattern stays clear. It cannot recreate relief that has been worn flat. If parts of your pattern are very worn, they will still look flatter after recolouring, and we will point that out beforehand.
What should I check after the work if I am abroad?
Ask for photos of each stage and of the finished surface in good light: an even colour, crisp edges along walls and posts, and repaired cracks no longer visible. If something looks wrong, raise it straight away with photos. Photos taken in daylight from the same angles as the before pictures make the comparison easy.
Who is responsible if someone drives on the fresh coating?
Agree the access arrangements before the work, so that everyone knows when the surface can be used. We tell you or your representative the times from the data sheet. Clear communication with gardeners, cleaners and neighbours is the best protection.
