Patio Restoration in the Axarquía, from the Coast to the Hills

Across the Axarquía, a faded or cracked concrete patio rarely needs ripping out: cleaning, small repairs and a two-coat resin recolour normally bring it back. We look at your photos first and tell you honestly whether restoration is the right call for that particular terrace.

Why does the Axarquía need a different approach to terrace restoration?

Because the comarca is really two landscapes. Along the shore sit Vélez-Málaga with its coastal district of Torre del Mar, Rincón de la Victoria, Torrox and Nerja. Behind them rise inland municipalities such as Cómpeta, Frigiliana, Canillas de Aceituno, Sayalonga or Comares.

On the coast, the typical request is an apartment terrace or a townhouse patio. Inland, it is more often a village house with a small courtyard or a country property with a concrete yard and an access path. The restoration method is the same, but the logistics are not.

What can a terrace restoration in the Axarquía actually fix?

It fixes the surface: faded colour, grime, hairline cracks, chipped edges and open joints. It does not fix a slab that has sunk, a wall that is pushing outwards or water coming up from below.

  • Cleaning only: when the colour is still there under the dirt.
  • Repair plus recolour: when the surface is patchy, cracked or chalky but solid.
  • Rebuild by a contractor: when the ground has moved or the concrete is breaking up.

How do you reach village houses and fincas in the hills?

We plan access from your photos before we load the van. In the white villages, lanes can be too narrow for a vehicle, so equipment is carried in by hand and water supply is checked in advance.

For a country property, tell us what the track is like and whether there is a tap near the work area. A short video of the route from the road helps more than a long description.

Is a restored patio worthwhile for an Axarquía holiday let?

Often, yes: the terrace is the first thing guests see in the listing photos, and a dark, even surface photographs very differently from grey, stained concrete. Our villa and rental page explains how we work around bookings.

We schedule between stays, coordinate with your cleaner or manager, and leave written care instructions for the next arrivals.

What about paperwork in Axarquía municipalities?

Each ayuntamiento decides whether exterior resurfacing needs a declaración responsable or a licence, and we have not verified the rules town by town (to be verified). Ask your local planning office before the start date, especially in historic village centres.

When the work also involves painting pavers or a plain concrete patio, our sister site on concrete painting goes deeper into colour and finish choices.

Frequently asked questions

Which Axarquía towns do you cover?

All of them, from the coastal municipalities of Vélez-Málaga, Rincón de la Victoria, Torrox, Nerja and Algarrobo to inland villages such as Cómpeta, Frigiliana, Periana, Colmenar or Comares. Send the exact address with your photos so we can plan the route and access properly.

My village house in the Axarquía has no street access for a van. Can you still work there?

Usually yes. On narrow or stepped lanes we carry the equipment in by hand. What we need to know beforehand is where the nearest place to park is, whether there are steps and whether there is a water tap on the property. A short video makes planning much easier.

Can you restore the concrete yard of a finca in the Axarquía hills?

Yes, if the concrete is basically solid. Rural yards often have deeper cracks and rougher surfaces than town patios, so we look closely at the photos. If the slab is breaking up or the ground has slipped, we will recommend a contractor rather than a recolour.

Do you restore terraces at Axarquía holiday rentals between guests?

Yes. We work to your booking calendar and coordinate with whoever manages the property. Before starting, we confirm how long the terrace must stay closed according to the product's data sheet, so you can block the right dates. Photos are sent to you at the end.

I own two properties in different Axarquía villages. Can you combine them?

Yes, and it often makes sense to schedule them back to back. Send photos and measurements for each property separately, and we will quote them individually while planning the visits together. Let us know about water supply at each, as rural houses sometimes rely on a deposit rather than mains pressure.

Do I need a permit for patio restoration in an Axarquía village?

It depends on the municipality and on whether the house is in a protected area. We have not verified each town's rules (to be verified). The safe approach is to ask your ayuntamiento whether a declaración responsable or a licence applies before work begins.

Can you match the colour of other surfaces at my Axarquía property?

We can aim to match, using the manufacturer's colour range. An exact match to an old faded surface is not realistic, so it usually makes sense to recolour all connected areas at once. We discuss options from your photos and can apply a small test patch on the day.

Do you build new terraces or pour concrete?

No. We only restore existing exterior surfaces: cleaning, small repairs and recolouring. New terraces, extensions, retaining walls or structural repairs need a builder. If we see that kind of problem in your photos, we will tell you plainly. Our role is to make the surface you already have look and perform well again.

How do I get a quote for a property in the Axarquía?

Send photos of the whole surface plus close-ups of any cracks, and an approximate size in square metres, through the contact form or WhatsApp. We reply in English with a written quote and any questions about access. Mention whether the house is in a village centre or out in the countryside, because it affects how we plan the day.

Can a community of owners in a coastal Axarquía complex book you?

Yes. We deal with the administrator or the president and provide a written quote for the owners' meeting. Our community page explains how shared-area work is usually organised and approved. Individual owners can still book their own private terraces directly, subject to any community rules on colour or appearance.
