Patio Refresh Spain: Renew Your Terrace and Driveway With No Building Work
A patio refresh renews the terrace, path or driveway you already have instead of tearing it out. We pressure clean it, repair the small defects, cut in the edges and apply two coats of synthetic resin paint, so the surface looks deep-toned and even again while its pattern, levels and drainage stay untouched.
Send us a photo and the m²What is a patio refresh, and how is it different from a renovation?
A patio refresh works only on the top of the surface, while a full patio renovation in Spain usually means breaking the old floor out and laying a new one. The refresh keeps everything that still works: the slab, the falls towards the drains, the steps and the pattern pressed into the concrete.
What changes is what you see. Faded, chalky colour becomes one deep, uniform tone.
Fine cracks and chipped corners are repaired before the colour goes on. Algae streaks and grime disappear in the wash, and the whole area reads as one surface again.
Think of it as the outdoor equivalent of repainting a room rather than re-plastering it. When the walls are sound, nobody strips them back to brick, and the same logic applies to a terrace that is level and firm but has simply lost its looks.
Which surfaces can be refreshed without replacement?
Any existing exterior surface of plain concrete, stamped concrete or block paving that is still firm and level can be considered. In practice that covers most of the hard landscaping around a Costa del Sol home.
- Terraces and patios beside the house.
- Garden paths and steps between levels.
- Driveways, carports and garage aprons.
- Pool surrounds made of concrete or paving.
- Open parking areas and access roads.
We do not work indoors, on industrial warehouse floors or on surfaces that need laying from scratch. If your terrace is beyond saving, we will say so rather than offer a refresh that cannot last.
How does a patio restoration company actually refresh the surface?
By following the same six steps every time, because each one prepares the ground for the next. Skipping the wash or the repairs is the quickest way to a coating that lifts, which is why we never change the order.
- You send photos and the approximate square metres by form or WhatsApp.
- We assess the condition, the access and any defects from the pictures.
- The surface is pressure washed to remove dirt, algae and anything loose.
- Cracks, small potholes, spalling, joints and broken edges are repaired.
- The perimeter is cut in by brush along walls, posts and planters.
- Two coats of synthetic resin paint are applied for an even finish.

Drying times and when you can use the terrace again depend on the product and the conditions, so we follow the product data sheet and agree the timing with you in advance.
What does a refreshed terrace look and feel like?
It looks as if someone cares for the property again. The colour is even from edge to edge, the lines along the walls are crisp because they were cut in by hand, and repaired cracks no longer catch the eye.
On our reference villa in Marbella, a faded grey stamped concrete driveway and carport became a dark, glossy, uniform surface with the stone pattern still clearly visible. The photos of each stage are on our completed work page.

That before-and-after contrast is the point of the work: not a new terrace, but the terrace they already have, looking the way it did when it was new.
Why choose a refresh over replacing the patio?
Because when the base is sound, replacing it means paying to destroy something that still works. A refresh avoids the noise, the dust, the rubble removal and the disruption of a building site at your home.
- No demolition: nothing is broken up, so there is no debris to cart away.
- Same layout: levels, steps and drainage falls are left as they are.
- Less disruption: no heavy machinery, no new concrete to wait for.
- A visible result: the change from faded to deep colour is immediate.
It is not always the right answer, though. Our page on whether to clean, restore or replace explains where the line falls, and the article on alternatives to replacing a driveway compares the options side by side.
When is a patio refresh not enough?
When the problem is underneath the surface rather than on it. A coat of colour cannot hold up a slab that has sunk, stop a crack that keeps widening or level a terrace that rocks underfoot.
Other warning signs are large broken-through areas, tree roots lifting the paving and water that pools where it used to drain. Our guide to what restoration fixes and what it does not goes through each one.
How is a patio refresh priced?
By the square metre, adjusted for condition and access. A large, open driveway in fair shape involves less work per metre than a small terrace with planters, steps and pillars, where much of the effort goes into careful brushwork.
The indicative rate and exactly what it includes are on our price per square metre page. For your own job, send photos and we will quote the actual area.
Can you arrange a patio refresh while you are not in Spain?
Yes, and the whole process is set up for that. Photos and measurements replace the first site visit, communication runs in English by email or WhatsApp, and access can be arranged through your property manager or key holder.
If the property is a holiday let or a second home, our villa terrace refresh page explains how we plan around bookings and absences.
Frequently asked questions
What does patio refresh mean?
It means renewing the visible surface of an existing patio, terrace or driveway without replacing it. We clean it under pressure, repair small defects such as cracks and chipped edges, cut in the perimeter by brush and apply two coats of synthetic resin paint. The slab, levels and pattern stay as they are.
Is a patio refresh the same as resurfacing?
No. Resurfacing usually means adding a new layer of material on top of the old one, which can change heights at doors and drains. A refresh only cleans, repairs and recolours the existing surface, so thresholds, steps and drainage falls are not altered by the work.
Can stamped concrete be refreshed?
Yes. Stamped concrete, known locally as hormigón impreso, is one of the main surfaces we restore. The texture of the pattern stays visible under the new colour, as on our Marbella reference job, where a faded stone-pattern driveway became a deep, glossy, even surface.
Can block paving be refreshed too?
Yes. Block paving (adoquín) can be cleaned, have its joints and edges put right where needed, and be recoloured in two coats. If individual pavers have sunk or the base has moved, that has to be dealt with first, because a coating does not re-level loose blocks.
Will there be dust and noise?
Far less than with a replacement. There is no breaking up of concrete and no heavy machinery. The main noise is the pressure washer during cleaning, and repair work is done by hand. In a quiet urbanisation, that makes the work far easier on the neighbours.
Do I need to empty the terrace before you start?
Yes, the area being treated has to be clear of furniture, plant pots and cars so that the whole surface can be cleaned and coated evenly. If you are abroad, your property manager or a neighbour can do this, and we can confirm by message once the area is ready.
How long before I can use the terrace again?
That depends on the product and the weather, so we go by the drying and curing times in the product data sheet (to be verified for your job). We tell you before we start, so that you can plan around it, especially if guests are due.
Will the refreshed surface be slippery?
Slip behaviour depends on the product and the finish, so we go by the product data sheet rather than general claims. If the area is around a pool or on a slope, mention it when you send photos, and we will discuss the finish with that in mind.
Do you work across the whole Costa del Sol?
We work across the whole of Malaga province from our office in Marbella, which includes the Costa del Sol towns as well as the city of Malaga and the inland villages. Send your town with your photos, and we will confirm the details.
Can you refresh only part of my patio?
It is possible, but a part-refresh often shows a visible line between old and new colour. On a terrace or driveway that is seen as one space, doing the whole area gives a more even look. We will point out where a sensible break would fall.
Will you tell me if my patio needs replacing instead?
Yes. If the photos show sinking, rocking slabs or wide cracks that keep growing, we will tell you that a refresh is not the right solution. Laying new surfaces is not something we do, so we have no reason to steer you either way.
