Patio Paint or Replace: How to Decide What Your Surface Really Needs
If your patio or driveway is level, firm and only cracked on the surface, painting after proper cleaning and repair is usually the sensible choice; if it has sunk, rocks underfoot or is broken through, replacement is the honest answer. Between those two sits a third option that is easy to overlook: a thorough clean may be all it needs.
Send us a photo and the m²Should you paint or replace your patio?
Paint it if the problem is how it looks; replace it if the problem is how it behaves. A surface that is ugly but stable is a candidate for restoration, while a surface that moves, sinks or breaks apart needs work beneath the finish.
Most of the terraces and drives we are asked about on the coast fall into the first group. Sun has bleached the colour, water has left dark streaks, cars have marked the turning circle and a few fine cracks have appeared. None of that means the concrete underneath has failed.
The decision tree above sums up the logic. Our step-by-step decision guide asks the same questions in more detail, with photos of what to look for.
How can you tell whether the base is still sound?
Walk it, look along it and watch what water does. Those three checks reveal most of what matters before anyone picks up a tool.
- Walk it: if any slab or paver moves, clicks or rocks underfoot, the support beneath has gone.
- Look along it: crouch at one end and look across the surface; dips and humps show up clearly.
- Watch the water: after rain or a hose-down, puddles where water used to run off point to settlement.
- Check the cracks: fine hairline cracks are normal; cracks with one side higher than the other are not.
If you are not in Spain to check, ask whoever looks after the property to take photos from a low angle along the surface and close-ups of the worst cracks. That is usually enough for us to give a first opinion.
When is pressure washing enough, and when do you need a full restoration?
Pressure washing is enough when the colour is still there underneath the grime. Black algae in shady corners, dust and general dullness can disappear in the wash, and the surface may look surprisingly good afterwards.
A full restoration is needed when washing reveals a faded, patchy or chalky finish, or when there are cracks, small potholes and chipped edges that need repairing. Washing does not bring colour back; it only uncovers what is left.

If you only need cleaning, our sister site for pressure washing deals with that work specifically. If you want the whole surface renewed, that is our patio refresh service.
Should you repair or replace a concrete driveway?
Repair it when the defects are local and the slab is stable; replace it when the defects are everywhere and the slab is not. A driveway with a handful of fine cracks, a few chipped edges and a small pothole near the gate is a repair job.
A driveway where whole sections have dropped, where cracks are wide enough to take a finger and keep widening, or where tree roots have lifted the surface is a different case. There the problem is structural, and assessing it is a job for a specialist; we do not carry out structural surveys or rebuild driveways.
Our guide to common defects and their causes explains each type of damage and which side of the line it falls on.
Is resurfacing better than painting a driveway?
They solve different problems. Resurfacing adds a new layer of material on top of the existing slab, which can change levels at gates, doors and drains. Painting after cleaning and repair keeps the existing levels and renews only the finish.
If your driveway is sound but faded, recolouring gives the visible change without altering heights. If the surface is heavily broken up across large areas, a new layer or a new driveway may be the more realistic route, and that is work outside our service.
What about epoxy versus acrylic or polyurethane paints?
There is no single winner, because each coating family is formulated for different conditions, and the only reliable comparison is the product data sheet. Exterior use, sun exposure, vehicle traffic and the surface underneath all change which product is suitable.
On outdoor concrete and paving we apply synthetic resin paint in two coats, and we go by what the data sheet states for drying, traffic and maintenance. If someone offers you a specific coating, ask to see its data sheet and check that it is meant for exterior traffic surfaces.
Is painting a driveway worth it?
It is worth it when the base is sound and what bothers you is the look, because you get a visible transformation without demolition, rubble or a new pour. It is not worth it when the slab is moving, because no coating can stop that.
For a fuller answer with the trade-offs laid out, read is restoring a driveway worth it. For prices, our price per square metre page explains what the indicative rate includes.
Can we give you a second opinion from photos?
Yes. Send a few photos of the whole area, close-ups of the cracks and a low-angle shot along the surface, and tell us roughly how many square metres it covers.
Because we do not build new driveways or terraces, we have no interest in talking you into a replacement. If restoration will not work, we will tell you, so that you can look for the right contractor.
If it will, we will quote it. You can also see our villa terrace service if the property is a second home.
Frequently asked questions
How do I know if my patio can be painted instead of replaced?
Check that it is level, that nothing moves or rocks underfoot, that water still runs off where it should and that the cracks are fine rather than wide and stepped. If all four are true, the base is probably sound, and cleaning, repair and recolouring are realistic. Photos let us confirm it.
Can you paint over a cracked driveway?
Not straight over the cracks. Fine cracks are opened, cleaned and filled first, and only then does the colour go on. Wide cracks that keep growing, or cracks where one edge sits higher than the other, usually indicate movement below, and painting will not deal with that.
Does painting stamped concrete fix sinking?
No. Sinking means the ground under the slab has settled or been washed out. A coating improves the surface, but it cannot support a slab from below. The cause has to be investigated and solved first by the right specialist, and structural work is not part of our service.
Is pressure washing alone ever enough?
Yes, when the original colour is still intact and has simply disappeared under dirt and algae. After washing, the surface may look good enough. If it comes up pale, patchy or chalky, the colour itself has worn away, and only recolouring will bring back an even finish.
Should I paint my pavers or replace them?
If the pavers are firm, level and only faded or stained, cleaning and recolouring them keeps the layout and avoids lifting the whole area. If many pavers have sunk, rock or have lost their bedding, the base needs rebuilding, and a coating will not hold them in place.
What is the main advantage of restoring over replacing?
You keep a surface that still works and change only what has worn out. There is no demolition, no rubble to remove, no new concrete and no change to levels, steps or drainage. The visual result is a uniform, deep colour on the surface you already have.
Do you replace patios or driveways if restoration will not work?
No. Laying new concrete or paving is not part of our service. If the photos show that your surface needs replacing, we will tell you clearly, so that you can approach a contractor who builds new surfaces. We would rather lose a job than sell a restoration that will not last.
Which paint do you use?
We apply synthetic resin paint in two coats on outdoor concrete, stamped concrete and paving. We do not recommend products by brand. Drying times, traffic readiness and maintenance follow the product data sheet, and we share that information with you before the work starts.
Can a badly faded stamped pattern still be restored?
Usually, yes, provided the slab is sound. The coating follows the texture, so the pattern stays readable, as on our Marbella reference driveway. If the pattern itself has worn very flat in places, that will still show after recolouring, and we will point it out from your photos.
What photos do you need to judge paint or replace?
One or two of the whole area, a low-angle photo along the surface to show dips, close-ups of the worst cracks with something for scale, and any spot where water collects. Add the approximate square metres. That is normally enough for a first, honest opinion.
Can part of a driveway be replaced and the rest restored?
It can, but the replacement section has to be done by a contractor who lays concrete, and it needs to be finished and ready for coating before we restore the rest. Talk to us before work starts, so that the order of the jobs is planned correctly.
