Patio Refresh in Malaga: Concrete Terraces Restored, Not Replaced

A tired concrete patio in Malaga can usually be brought back by cleaning, repairing small defects and recolouring it in two coats of synthetic resin paint, without lifting a single slab. We cover every district of the city from our Marbella base and quote from your photos.

Can a worn concrete patio in Malaga be restored instead of replaced?

Yes, in most cases where the slab is still sound and only the surface has aged. Faded colour, hairline cracks, small chips and open joints are surface problems, and a concrete patio restoration deals with exactly those.

Replacement only makes sense when the ground underneath has moved. Paint cannot hold up a sinking slab, so if a section has dropped or rocks underfoot, we tell you that first and do not sell a recolour as a cure.

Not sure which group your terrace falls into? Our decision guide walks through the three options: cleaning alone, repair plus paint, or a rebuild by someone else.

Which Malaga homes usually ask for a patio renovation?

Requests from the city fall into a few property types rather than districts. A ground-floor flat may have a small enclosed patio that has been repainted several times. A townhouse typically has a front yard and a back terrace, and many of those were laid in stamped concrete.

Detached houses add a driveway, a pool surround or a covered parking spot. Apartment blocks have shared courtyards and access paths, which belong under our community service. Whether you are in Centro, Churriana or Teatinos-Universidad, the method is the same; only access and scheduling change.

Do you need permission for a terrace restoration in Málaga?

In Málaga city, the planning office lists repairs and coatings on exterior slabs in gardens, pool areas or common zones as minor works, normally handled through a declaración responsable that carries a fee. Protected areas can still require a full licence.

We cannot file the paperwork as your agent, but we can supply a written description of the work, the area and the photos so your administrator or gestor has what they need. Check the current procedure with the Gerencia Municipal de Urbanismo before the start date.

Málaga's sewer regulation bans pouring paints, solvents and pigments that normal treatment cannot remove into the drains. Washing water and paint residues are therefore handled on site, never sent down the street gully.

What does a patio refurbishment in Malaga involve on the day?

  1. Pressure washing to lift dirt, algae and loose old coating.
  2. Filling cracks and small holes, and re-forming broken edges.
  3. Brush cut-in along walls, posts, planters and drains.
  4. First coat of synthetic resin paint, then the second once the data sheet allows it.
  5. Final walk-round with you or your key holder, with photos if you are abroad.

How is the price of a patio restoration in Malaga worked out?

Three things drive it: the square metres, the condition of the surface and how easy it is to get equipment in. A third-floor terrace reached only by a narrow staircase takes more effort than a driveway at street level.

We do not publish city-specific prices here. The indicative rate per square metre and a calculator live on our quote site; for an exact figure, send us photos and rough measurements through the contact page.

Frequently asked questions

Do you work in every district of Malaga city?

Yes. We cover all eleven districts, from Centro and Este to Campanillas and Teatinos-Universidad. What changes from one address to another is access: parking for the van, lifts, stairs and the hours a community allows work. Tell us these details with your photos and we plan the day around them.

My Malaga flat has a tiny interior patio. Is it too small for you?

No. Small enclosed patios are common in the older parts of the city and they are a perfectly normal job for us. The work takes the same steps as a large terrace, just on a smaller scale. Send a couple of photos showing the floor, the walls around it and the drain.

Is a declaración responsable needed for a patio refresh in Malaga?

The city's own list treats repairs and coatings on exterior slabs in gardens, pools and shared areas as minor works, usually under a declaración responsable with a fee, while protected zones may need a licence. Rules change, so confirm the current requirement with the Gerencia Municipal de Urbanismo before booking a date.

Can you restore a communal courtyard in a Malaga apartment block?

Yes, provided the community has agreed it and someone from the administration is our contact. Conservation work on common elements is generally treated as necessary under the Spanish horizontal property law, but your administrator should confirm how it is approved and paid for. We supply a written quote for the meeting.

What happens to the dirty water when you clean a patio in Malaga?

We keep it under control on the patio and collect residues rather than letting them run into the street. Málaga's sewer regulation prohibits discharging paints, solvents and certain solids into the network, so paint leftovers and sludge are never rinsed into a drain. Ask us if your patio has a particular drainage layout.

I live abroad. Can you renovate my Malaga terrace while I am away?

Yes. You can arrange access through a neighbour, a key holder or a property manager. We confirm the scope in writing beforehand, send progress photos during the work and a full set at the end, so you can see the result without flying over. Communication is in English throughout.

Do you restore pool surrounds at houses in Churriana or Guadalmar?

Yes, if the surround is concrete or block paving in reasonable condition. Pool edges need careful product choice because of water contact and bare feet, so we follow the manufacturer's data sheet on suitability and slip resistance. Send photos of the coping and the area around the steps.

Can a stamped concrete patio in Malaga keep its pattern after painting?

Yes. The coating follows the relief of the stamp, so the stone or cobble pattern stays visible. What disappears is the patchy, chalky look. If you prefer a two-tone effect, discuss it beforehand, as it involves more brush work and is quoted accordingly.

Do you build new patios in Malaga?

No. We only restore existing exterior surfaces. If your patio needs to be broken out and relaid, or if the ground below has sunk, you need a building contractor. We will say so honestly after seeing your photos rather than offering a recolour that cannot solve it.

How soon can I use my terrace after the work?

That depends on the product, the temperature and the humidity on the day, and we follow what the manufacturer's data sheet says for foot traffic and furniture. We give you the specific instructions in writing when we finish, so you or your tenants know exactly when the terrace is ready.

Can you also remove oil stains from a Malaga driveway before painting?

We degrease and clean as part of preparation, and many stains fade considerably. Deep, old oil can leave a shadow, and on those spots adhesion has to be checked before painting. If cleaning is your main concern, our sister service focuses on oil stain removal.
