Office Car Park Restoration in Malaga and Other Commercial Outdoor Surfaces

A tired car park or terrace tells customers something about a business before they have walked through the door. We restore existing commercial outdoor surfaces in Malaga province, from office car parks and hotel drives to restaurant terraces and shop forecourts, by cleaning, repairing and recolouring them, without breaking anything out and with the work planned around your opening hours.

Why restore a commercial car park or terrace instead of replacing it?

Because a business usually cannot afford to close its entrance for a building site. Replacing a car park or terrace means breaking it out, removing rubble and laying new concrete, while a restoration renews only the visible surface on the base that is already there.

When that base is sound, the problems customers notice are cosmetic: faded colour, oil stains in the bays, tyre marks at the entrance, cracked edges and grimy corners. Those are precisely the things a restoration deals with.

The result is a surface that looks deliberately looked after, which is the impression a business usually wants its premises to give.

Which commercial outdoor surfaces do we restore?

We restore the exterior hard surfaces of businesses of all kinds, as long as they are made of concrete, stamped concrete or block paving and the base is stable.

  • Office car parks and staff parking areas.
  • Restaurant and bar terraces where tables stand outside.
  • Business premises driveways and delivery access.
  • Hotel and holiday complex drives and entrance areas.
  • Shop forecourts and walkways to the door.

Industrial warehouse floors and interior floors of any kind are outside our service. If you are unsure whether your area qualifies, send a photo and we will give a straight answer.

Do we paint parking lines and number the bays?

No, and it is worth saying clearly because car park owners might expect it. We do not paint parking lines, arrows or bay numbers. Our work is the surface itself: cleaning, repairs, edging and two coats of synthetic resin paint.

If your car park needs new lines after restoration, book a line-marking company separately and schedule it for after our work and the drying times in the product data sheet.

How can a restaurant terrace floor be restored without closing?

By working in sections and at agreed times. A terrace can often be divided so that part of it stays open while the other part is cleaned, repaired and coated, then the two swap over.

The constraint is the product. Each coat needs the drying time stated in the data sheet before furniture and foot traffic return, so we agree a schedule with you in advance rather than promising times that the weather may not allow.

For hospitality, the visual change is often the selling point: a terrace that photographs well brings a different first impression than one with stained, patchy concrete under the tables.

What does the process look like for a business?

The steps are the same as for any surface, with one more layer of planning around your trading hours and deliveries.

  1. You send photos, the approximate square metres and your opening hours.
  2. We assess condition and access and propose how to split the area.
  3. Each section is pressure washed to remove dirt, oil residue and algae.
  4. Cracks, small potholes, chipped edges and joints are repaired.
  5. Edges along kerbs, walls, columns and planters are cut in by brush.
  6. Two coats of colour are applied and the section is reopened per the data sheet.

Oil stains vary: some lift in the wash, others have soaked deep into the concrete. Our sister site on pressure cleaning covers stain removal in more detail.

What decides the cost of a commercial outdoor surface restoration?

Area, condition and access, plus any constraint from working in sections. A large, open car park in reasonable condition is efficient per square metre; a small terrace with many columns, planters and steps takes more hand-work.

What affects the quote1m²2Surface condition3Cracks to repair4Cleaning needed5Access6Community / timingWhat affects the quote

Our cost factors guide explains how each factor changes a quote. The indicative rate per square metre is published on our price site.

Is restoration right for every commercial surface?

No. If bays have sunk under heavy vehicles, if the surface is broken up across large areas or if wide cracks keep opening, the base has failed, and a coating will not hold it together. That calls for structural assessment and possibly replacement, which we do not carry out.

Our page on whether to clean, restore or replace sets out the checks, and the red flags article lists warning signs in contractor quotes that are worth knowing before you sign.

Who else do we work for?

Alongside businesses, we restore communal surfaces for communities of owners and private villas. If your premises sit within a community, see communal surfaces; if you also own a home here, see the patio refresh service.

You may manage several properties at once, or run the business while living part of the year elsewhere. The same photo-first process applies: you or your manager send pictures, we agree scope and timing in writing, and the work is documented so that you can check the result from a distance.

Whatever the setting, the aim is the same: a surface that reads as one clean, even colour, with crisp edges along kerbs and walls, on the base you already paid for.

Frequently asked questions

Do you restore office car parks in Malaga?

Yes. We restore existing office and staff car parks in concrete, stamped concrete or block paving across Malaga province. The work covers cleaning, repairs to cracks and small potholes, edging and two coats of synthetic resin paint. We do not paint parking lines or number the bays.

Can the business stay open during the work?

Usually, if the area can be divided into sections. One part is treated while the rest stays in use, then they swap. Each section stays closed until the drying and traffic times in the product data sheet have been respected, which we agree with you in advance.

Do you paint parking bays, arrows or numbers?

No. Line marking, arrows and numbering are not part of our service. We restore the surface underneath them. If you need new markings, arrange them separately with a specialist and schedule them for after our work, once the coating can take them according to the data sheet.

Can you restore a restaurant terrace floor?

Yes, if it is an outdoor terrace of concrete, stamped concrete or paving and the base is stable. We plan the work around service times and can treat the terrace in sections. Furniture has to be moved off each section before cleaning starts.

Will oil stains in the car park disappear?

Some do and some do not. Fresh or surface oil often lifts during pressure washing; oil that has soaked deep into the concrete may leave a shadow. The two coats of colour then even out the appearance, but we will tell you from photos what to expect.

Do you restore industrial warehouse floors?

No. Industrial warehouse floors and interior floors of any kind are outside our service. We work on exterior commercial surfaces such as car parks, forecourts, drives and terraces. If you are unsure which side of that line your area falls on, send us a photo.

Can you work outside opening hours?

We can discuss schedules that suit the business, keeping in mind that coating depends on weather and light and that each coat needs its drying time. Tell us your opening hours and delivery times when you send photos, and we will propose a plan.

Can you invoice a company?

Yes. We work as an autónomo based in Marbella and invoice businesses as well as private clients. Include your company details when you accept the quote, and the invoice will be issued to the company with VAT shown as required.

Is a restored car park safe for vehicles?

Traffic readiness depends on the product, and we reopen each section only once the times in the product data sheet have been respected. If the car park carries heavy vehicles or has steep ramps, mention it with your photos, so that the finish and the plan take it into account.

How do I get a quote for a business premises driveway?

Send photos of the whole area, close-ups of the damage, the approximate square metres and any constraint on access or opening hours. WhatsApp to 613 656 443 or the contact form both work. The quote reflects area, condition and access.

Do you work in English with international businesses?

Yes. If your business works in English, we can handle the quote, planning and updates in English, while dealing in Spanish with local staff or landlords where that is easier. Quotes, schedules and progress photos can all be shared in whichever language suits your team.
