Stamped concrete driveway with the cracks filled before recolouring (Marbella)

What a Concrete Restoration Fixes, and What It Leaves Alone

A restoration fixes how an outdoor surface looks and the small defects in its top layer: faded colour, grime, algae, fine cracks, chipped edges, small potholes and tired joints. It does not fix what happens beneath the surface, such as subsidence, rocking slabs, root damage or drainage that has changed, and it does not turn a failed surface into a new one.

What exactly does a restoration change?

It changes the visible top layer and the small defects within it. After pressure cleaning, local repairs, careful edging and two coats of colour, the surface has one even tone again, repaired cracks no longer draw the eye, and the lines along walls, posts and steps are crisp.

It does not change the slab’s shape, thickness or levels. A driveway that drained correctly before still drains the same way afterwards, and a step that was a certain height stays that height. That is usually an advantage, because nothing needs adjusting at gates, doors or drains.

Which problems does a restoration solve well?

The ones that live in the surface. These are surface complaints about outdoor concrete and paving on the coast, and they are exactly the kind of problem that restoration is designed to solve.

The common thread is a stable base. If the slab is level and firm, every item in that table is within reach of our patio refresh service.

Which problems will a restoration not solve?

Anything caused by the ground or by the structure. Colour on top cannot hold up a surface whose support has gone, and covering the symptom only delays the moment when the real cause shows through again.

  • Subsidence: areas that have sunk below their surroundings.
  • Rocking slabs or pavers: the bedding underneath has moved.
  • Widening cracks: an active movement still in progress.
  • Root damage: trees lifting or breaking the surface.
  • Changed drainage: water now pooling where it once ran off.
  • Large broken-through areas: the surface has failed, not just aged.
Recolouring a driveway that is sinking will not stop it sinking. The ground has to be dealt with first, by the right specialist.

Does the coating make the concrete stronger?

No. The two coats of synthetic resin paint renew the colour and finish; they are not a structural layer. A weak or crumbling slab stays weak or crumbling under a fresh colour.

This is why the repair stage and the honest assessment before it matter so much. The coating looks its best and behaves as the data sheet describes only when it sits on a clean, sound surface.

Will a restoration make the surface less slippery?

That depends on the product and the finish, not on restoration as such. Removing algae and moss in the wash takes away one common cause of slipperiness, but the behaviour of the coated surface when wet is set by the product.

Around pools, on ramps and on sloping drives, the question deserves attention. We go by the product data sheet and discuss the finish with you rather than make general claims about grip.

How long will the result last?

We do not quote a lifespan, and we would be wary of anyone who does without knowing the surface. Durability depends on the product, the sun the area receives, the traffic it carries, the condition underneath and how it is cared for.

The figures we rely on are those in the product data sheet (to be verified for each job), and we share them with you. Our article on what owners wish they had known covers maintenance expectations in plain terms.

Which jobs are outside our service altogether?

Some work is not about whether restoration can help but about what we do as a business. We prefer to say so before anyone asks, so that you can find the right company straight away.

  • Line marking and numbering of parking spaces.
  • Industrial warehouse floors.
  • Any interior floor.
  • New concrete, new stamped concrete or new paving.
  • Structural surveys, calculations or design.

Car park owners should note the first point in particular; our commercial surfaces page explains how restoration and line marking fit together.

What should you do if your surface falls on the wrong side of the line?

Get the underlying cause assessed first. Depending on the problem, that may mean a builder, a ground or drainage specialist, a tree surgeon or an engineer. Once the base is stable again, the surface can be restored if it is still worth keeping.

If you are unsure which side your surface is on, our page on whether to clean, restore or replace and the decision tree guide walk through the checks.

Frequently asked questions

Can a restoration fix a sinking driveway?

No. Sinking means the ground beneath has moved or been washed away. A coating cannot support a slab from underneath. The cause must be investigated and resolved by the appropriate specialist, and only then, if the surface is still sound, does a restoration make sense.

Will the cracks come back after restoration?

Fine cracks that are filled and coated in a stable slab are dealt with as part of the work. If a crack is caused by ongoing movement, though, that movement continues and can reopen the crack. That is why active, widening cracks need investigating before restoring.

Does the paint strengthen weak concrete?

No. Synthetic resin paint renews the colour and finish; it is not a structural layer. If the concrete is crumbling or breaking up across large areas, a coating will not hold it together, and other solutions are needed. The repair stage deals with local damage, but not with a slab that is failing as a whole.

Can restoration level an uneven terrace?

No. The levels of the surface stay as they are. Restoration renews the top layer and repairs small local defects, but it does not lift sunken areas or lower raised ones. Uneven terraces caused by movement need base work. If the unevenness is new, have the cause checked before any surface work.

Does restoration fix tree root damage?

No. Roots lifting or breaking the surface are a structural issue. The root problem needs to be addressed first, by a tree specialist or builder as appropriate, before any surface work. Otherwise the damage will reappear. After that, a sound surface can be restored to match the rest of the area.

Will the restored surface be non-slip?

Slip behaviour depends on the product and finish. Cleaning off algae and moss helps, but how the coated surface behaves when wet is set by the product. We go by the product data sheet and discuss the finish, especially around pools and on slopes.

Can you restore a surface with old peeling paint?

Often, yes. Loose and peeling paint has to be removed during preparation so that the new coats bond to a sound surface. If the old coating failed because of damp or contamination, that cause has to be understood first. Your photos usually show us how much of the old coating is still firmly attached.

Do you paint parking lines after restoring?

No. Line marking and numbering are outside our service. If you need them, a line-marking company can apply them once our coating is ready according to the product data sheet. Make sure the line-marking company knows the drying times before scheduling its work.

Can you build a new section where the old one is broken?

No. We do not lay new concrete or paving. If a section needs replacing, a contractor who builds new surfaces should do it first. Once it is ready for coating, the whole area can be restored for an even finish.

How do I know which side of the line my surface is on?

Walk it, look along it and watch where water goes. Firm and level with fine cracks means restoration is likely; movement, sinking and widening cracks mean it is not. Send photos for an honest view. A low-angle photo along the surface is often the most revealing picture you can take.
