Six Price Myths About Patio and Driveway Restoration
The most expensive myth is that every restoration quote describes the same job, so the cheapest one wins. In reality, the price reflects how much cleaning, repair and edging is included, and a quote that skips preparation is cheaper only until the coating starts to fail. Here are six myths we hear from owners, and what actually drives the figure.
Send us a photo and the m²Myth 1: Are all restoration quotes for the same job?
No, and this is the myth that causes most disappointment. One quote may include thorough pressure cleaning, crack repairs, hand edging and two coats; another may be a single coat rolled over a quick rinse. On paper both say ‘driveway painting’.
The difference shows later. A coating applied over dirt, algae or loose material has nothing sound to bond to, and it is the preparation, not the paint, that decides whether the finish holds. Always check what each quote includes, step by step.

Myth 2: Is the price simply square metres times a rate?
Only partly. Area is the base measure, but condition and access change the effort per metre. A wide, open driveway in fair shape is efficient work; a terrace of the same size wrapped around planters, steps and pillars needs much more brushwork.
That is why two owners with the same square metres can receive different quotes from the same company without anyone being unfair. Our guide to cost factors breaks this down.
Myth 3: Is painting the main cost of a restoration?
Not necessarily. The two coats of colour are the visible part, but cleaning, repairs and edging often take as much care as the coating itself. On a surface with many cracks, spalled edges or old peeling paint, preparation can be the larger share of the work.
This is also why preparation is the first thing to disappear from a cut-price quote, and why we never change the order of the steps on our patio refresh service.
Myth 4: Can a contractor give a firm price over the phone?
Not responsibly. Without seeing the surface, nobody knows how much cleaning it needs, how many cracks there are or how much edging the layout demands. A firm price given blind is either padded to cover the unknowns or likely to change later.
Photos solve this, which is why our quotes start from them. A wide shot, close-ups of damage, the obstacles along the edges and the approximate square metres are enough to price the real job.
Myth 5: Is VAT always charged at the same rate?
No. Spain has a general rate and a reduced rate for renovation of dwellings, which applies only if conditions are met: a private client using the home privately, or a community of owners, a dwelling at least two years old and materials within a set limit. Businesses pay the general rate.
Whether the reduced rate covers garages, patios and access areas has not been verified (to be verified), and a decree with new payment requirements was pending ratification when we wrote this. Ask an adviser for your case.
Myth 6: Do communities always pay more?
Not inherently. Communal driveways and parking areas are often large and open, which is efficient work. What can add effort is phasing, so that residents keep access, and the coordination of notices and car movements.
For communities, the bigger question is usually how the cost is shared, which under the Ley de Propiedad Horizontal is decided by the Junta. Our communal surfaces page explains that side.
So what should you compare between quotes?
- Whether pressure cleaning is included, and how thorough it is.
- Whether cracks and small defects are repaired before colour.
- Whether the edges are cut in by brush.
- How many coats are applied.
- What is excluded, such as line marking or structural work.
- How VAT is shown.
If two quotes match on all of these, comparing prices makes sense. If they do not, you are comparing different jobs. Our article on red flags in contractor quotes goes further.
Where can you see actual prices?
We keep figures off this site and publish the indicative rate per square metre, with what it includes, on our price site. For whether restoration is the right route at all, see clean, restore or replace.
Frequently asked questions
Why do patio restoration quotes vary so much?
Mainly because they include different amounts of work. Thorough cleaning, crack repairs, hand edging and two coats take far more effort than a rinse and a single coat. Condition and access also change the effort per square metre, so quotes for the same area can legitimately differ.
Is the cheapest quote a bad sign?
Not automatically, but check what it leaves out. The usual saving comes from skipping or shortening preparation, which is what decides whether the coating holds. If a low quote includes the same steps as the others, it may simply be efficient.
Can you give me a price without photos?
We can point you to the indicative rate on our price site, but not a firm price for your job. Cleaning, repairs and edging depend on what the surface looks like. Photos and square metres let us price the real work instead of guessing.
Does a bigger area always cost more per metre?
Usually the opposite: large open areas tend to be more efficient per square metre than small, complicated ones. A small terrace with steps, planters and pillars can take more handwork per metre than a long, open drive. That is one reason why we look at photos of the edges as well as the open surface.
Is preparation really that important?
Yes. A coating can only perform as its data sheet describes if it sits on a clean, sound surface. Dirt, algae, loose material and old peeling paint all undermine the bond. Preparation is where good and poor results are decided.
Which VAT rate will I pay?
It depends on who you are and what the property is. The reduced rate for dwelling renovation requires a private client using the home privately, or a community, a dwelling old enough and materials within a limit. Businesses pay the general rate. Check details with an adviser.
Do you charge for a quote?
Send your photos and square metres, and we will reply with a quote based on them. If anything about your site would require a different arrangement, we will tell you before anything is agreed. Clear photos and an approximate measurement are all we need to get started.
Do communities pay more than private owners?
Not as a rule. Large open communal areas can be efficient. Phasing for residents’ access and coordination can add effort. How the cost is split among owners is decided by the Junta under the Ley de Propiedad Horizontal. The administrador can request the quote and share it with the owners before the meeting.
Will choosing a darker colour cost more?
We do not have verified information that colour choice changes the price in general. The work involved is the same: cleaning, repairs, edging and two coats. If your chosen colour affected anything, we would tell you when quoting. Colour is a matter of taste and of what suits the property.
Where are your prices published?
On our dedicated price site, presupuestopintarsuelo.eu, which explains the indicative rate per square metre and what it includes. This site focuses on helping you decide what your surface needs and how the work is done. Your own figure always depends on the area, condition and access shown in your photos.
