Driveway with repaired cracks and the first section already recoloured (Marbella)

What Owners Wish They Had Known Before Restoring a Driveway

Reviews & best of ·

The points that can catch you out are not technical surprises; they are practical details nobody mentioned early enough. When the surface can be used again, which stains may still show, what happens to a worn pattern, who needs to check the permit and how to look after the finish are all easier to handle before the work than after it.

Why do drying times matter so much?

Because the surface is out of use until the product data sheet says otherwise, and those times change with temperature and humidity. If the drive is the only way to the garage, or guests arrive the next day, that has to be planned in advance.

It also matters who knows. A gardener’s van or a delivery driver who has not been told can leave marks on a fresh coat. Tell everyone with access, or let us tell them.

Will every stain disappear?

Not always. Surface dirt, algae and fresh oil generally come away during cleaning, but oil that has soaked deep into concrete can leave a faint shadow. The two coats of colour even out the overall look, yet a very deep stain may still be visible in certain light.

We point out likely problem stains from your photos before the work, so the result matches your expectations.

What happens to a stamped pattern that is already worn?

It stays as it is. The coating follows the texture of the surface; it does not rebuild relief that has been worn away. A crisp pattern stays crisp and readable, as on our Marbella reference driveway, but areas worn flat by tyres will still look flatter.

Why is doing only half the drive often a regret?

Because the line between the restored part and the untouched part is usually obvious. A deep new colour next to a faded original makes the old section look worse than before.

If budget means splitting the work, choose a natural break, such as a gate, a step or a change of material, so the transition looks intentional.

Whose job is the permit?

The owner’s. Depending on the municipality and zone, a declaración responsable or a licence may be needed, and it is submitted in the owner’s name. In Malaga city, repairs and coatings of exterior slabs are listed as minor works; for most coastal towns, the procedure is to be verified with the ayuntamiento.

Our permissions guide sets out what is confirmed and what is not.

Does restoration fix a surface that moves?

No, and this is the regret that costs the most. Recolouring a sinking or rocking surface hides the problem only until it shows through again.

If there is any sign of movement, have it assessed first. Our page on clean, restore or replace lists the warning signs.

What is not included that people assume is?

Parking lines and numbers, for one. Owners of car parks and communities sometimes assume a restored surface comes with new markings; ours does not, and they need arranging separately. Structural repairs and new sections of paving are also outside the service.

How should the restored surface be looked after?

As the product data sheet recommends, which typically comes down to keeping the surface clean, clearing leaves and debris and keeping drains free so that water does not sit. A surface that is cared for stays presentable for longer than one left to collect algae.

We do not give a lifespan figure; durability depends on the product, the sun, the traffic and the care. Ask us for the data sheet information for your job.

What is the one thing worth doing before you call anyone?

Take good photos. A wide view, a low shot along the surface, close-ups of the damage and the square metres let anyone give you a sensible opinion.

Send them to us and we will tell you what we see. To understand the method first, see our patio refresh service or, for rentals and second homes, the villa terrace refresh. If you are still unsure, our guide to who restoration suits is a good next read.

Frequently asked questions

How long will my driveway be out of use?

Until the drying and use times in the product data sheet have passed, which depend on temperature and humidity on the day. We confirm the timing with you before work starts, so that you can plan access, deliveries and guest arrivals around it.

Will the restored colour match exactly what I had originally?

You choose the colour. A deeper tone than the faded original is one option, as on our Marbella job. If you want to match a particular existing colour, send photos and we will discuss what is achievable with the product.

Why can I still see an oil stain after restoration?

Oil that soaked deep into concrete before the work may not come out completely in cleaning, and it can leave a faint shadow under the coating in some light. We flag likely problem stains from your photos in advance. That way, nobody is surprised when the drive is finished.

Can a restoration restore a worn stamped pattern?

It renews the colour but does not rebuild worn relief. Where the pattern is still crisp, it stays readable under the coating. Where tyres have worn it flat, it will still look flatter after restoration. Your photos will show us how much relief is left, and we will tell you before work starts.

Do I need to be present on the day?

No. Access can be arranged through your key holder or manager. What matters is that the area is cleared beforehand and that everyone with access knows when the surface can be used again. Photos of the stages can be sent to you so that you can follow the work.

Is the permit my responsibility or yours?

The owner’s, because it relates to the property. We provide a clear written description of the work to support the submission. Check with your ayuntamiento which procedure applies at your address before work starts. A gestor or property manager can make the enquiry if you are abroad.

Will you paint new parking lines afterwards?

No. Line marking and numbering are not part of our service. If you need them, arrange a line-marking company separately for after the coating is ready according to the product data sheet. Tell the line-marking company the drying times so that they do not start too early.

What maintenance does a restored surface need?

Follow the product data sheet. In general, keeping the surface clean, removing leaves and debris and keeping drains clear helps it stay presentable. Ask us for the specific maintenance information for the product used on your job. Regular attention to leaves and standing water costs little and helps the surface look its best.

Can I restore just the worst area to save money?

You can, but a visible line between old and new colour is likely. If you must split the job, choose a natural break such as a gate or a step. Otherwise, restoring the whole visible area gives the most even result.

What is the most expensive mistake owners make?

Restoring a surface that is still moving. Sinking, rocking slabs and widening cracks indicate a problem below that a coating cannot fix. Having that assessed first saves paying for a restoration that will not last. Our decision tree guide sets out the checks that help you avoid it.
